How is the VA funding fee calculated?

It is a percentage of the loan amount — not of the home's price — set by the type of loan, whether it is your first VA home loan, and, on purchases, your down payment. VA's own example: a $200,000 home with $10,000 (5%) down, used for the first time, pays 1.5% of the $190,000 loan, $2,850. With less than 5% down the rate is 2.15% on first use and 3.3% afterward; 5% or more down is 1.5%, and 10% or more 1.25%, for first and later use alike. If you used a VA loan only to buy a manufactured home in the past, you still pay the first-use rate.

What are the VA funding fee rates?

The table below gives the rates for loans closed on or after April 7, 2023 (va.gov, checked September 30, 2026; 38 U.S.C. 3729(b)). By law they apply to loans closed through June 8, 2034; the statute sets lower rates for loans closed on or after June 9, 2034. A cash-out refinance is 2.15% on first use and 3.3% afterward, and an interest rate reduction refinance (IRRRL) is 0.5%.

Can I finance the VA funding fee?

Yes: you can add it to the loan or pay all of it at closing. On a purchase or construction loan it is the only closing cost you can finance (va.gov). Financing has a price, because you pay interest on the fee for the whole term — $3,635 on the $2,850 fee in the example below. The calculator shows that amount for your loan.

Who does not pay the VA funding fee?

According to va.gov, you don't pay it if you are receiving VA compensation for a service-connected disability; or are eligible for that compensation but receive retirement or active-duty pay instead; or are a surviving spouse receiving Dependency and Indemnity Compensation; or are a service member with a proposed or memorandum rating from a pre-discharge claim before the loan closes; or are an active-duty member who shows, by the closing date, that you received a Purple Heart. If you are later awarded compensation retroactive to before closing, you may be eligible for a refund. Choose “Exempt” in the form to see the payment without the fee.

Is there mortgage insurance or a loan limit on a VA loan?

VA home loans don't require monthly mortgage insurance or a down payment (va.gov), so the payment here has no mortgage insurance line. If you have full entitlement there is no VA loan limit; your lender decides how much you can borrow from your credit, income, debts and assets. If you don't have full entitlement, your lender may ask for a down payment on a loan above the county limit, which VA sets equal to the FHFA conforming loan limit — VA's entitlement page explains how to work it out. The maximum VA loan on a property is the appraised value or the purchase price, whichever is lower.

Example

VA's example — a $200,000 home, 5% down, first use — at 6.5% (an example rate, not a current one) for 30 years: the loan is $190,000 and the $2,850 fee added to it makes $192,850, so principal and interest is $1,218.94 a month. Paying the fee at closing instead gives $1,200.93 a month on $190,000 and $2,850 more cash at closing. Financing the fee adds about $3,635 in interest over the 30 years.
